Terms & conditions of Real Estate:  15% down day of the auction, with balance due in 30 days with 5% buyer premium added to closing price.  Taxes will be pro-rated to the  day of possession.  Ernest money will be held in the Verle Norris trust account, Humeston Iowa.  Buyers are responsible for their own inspections and due diligence on these tracts.  No liabilities are assumed by sellers or the auction company.  Properties are to be sold as is where is with no warranties expressed or implied.  These tracts will not be sold contingent on the buyer obtaining financing.  All financial arrangements must be made prior to the auction. Tract #1

The bullet ammonia tank will be removed prior to auction day and will not sell with the property

2.71 acres m/l with approx 150,000 bushel grain storage in 5 separate bins. The leg has over head load-out and was updated recently. Dryer is a M-C model 970 and has been serviced regularly. In 2012 the 100,000 lb Toledo truck scale was serviced & upgraded with new electronics.  The office on this property is 36 ‘x 26’ and is heated with gas and cooled with central air conditioning. A dry storage building 48’ x 48’ joins the office on the street side with 2 south facing overhead doors that are 7.6’ x 9’. A  separate shop building measures 36.9’ x 42’ and is spray foamed on the inside and heated. The Young bucket elevator has an 8 head distributor at the top. A water tank on the property measures 18’ and 28.6” in diameter.

Located south of tract #1 in the heart of the downtown business district contains 2.14 acres m/l and is bordered on the east by US HWY 65 and on the west by an abandoned railroad right of way. There are (3) buildings on this site, a Butler building 40’ x 122 ‘ used for approx 50,000 bushel dry storage, another Butler building  40’ x 102’ and used for 45,000 bushel dry storage and a third building 50’ x 102’  used for fertilizer storage.
